Edward and Jan: Lots of Equity, No Time Left
Edward and Jan were behind on payments about 6 months. They owed about $130,000 and their property was worth over $400,000. They were expecting a large sales commission check to come in to pay off their back-payments, but that never materialized. Eventually they found themselves one week from foreclosure and, since their property was so unique, unable to find a buyer at the last minute. They called us and we developed a solution. We made an agreement with them to pay off the underlying mortgage and deed the property to us. We temporarily leased the property back to them and listed the house for sale publicly for several months until we found a buyer willing to pay over $400,000. We then split the profit from the sale at terms that we previously agreed to.
Caleb and Angie: No Equity
Caleb and Angie had owned their home for four years. For various reasons, they were unable to keep up with their house payments. Their house was worth $180,000 and they owed $176,000. They understood that a foreclosure would destroy their credit and make it nearly impossible to rent an apartment or another home for the next 7 years.
